Ah. I don't think I read that post. I only remembered this one (which wasn't a year ago, I admit, but I've always been bad with time.)

Gold is $1,581/oz today. When it hits $2,000, it will be up 26.5%. Let's see how long that takes. - De 3/11/2013 - ANSWER: 7 Years, 5 Months

Oh no De.
I started working on it a year ago.

It was in July of 2016 my father was released from rehab from a surgery but could no longer at home. He lives with my older brother a few miles from me.

From that point MY WIFE and our Daughter's family began the process of cleaning out the house of Dad's and Mother's possessions. That can be daunting and was. Then we began removing wallpaper from 26 years ago.. Every wall in every room. Three months more.
Then I began repairing all the walls. Then cleaning them with TSP solution and water.

Then after that I could begin the process of thinking through what needed to be done to sell this house that had not been updated since they bought it....

What to do with bathrooms, flooring, kitchen, doors, walls, fixtures, paint, completely remove the entry system and have totally new and different type of front entryway system installed.

I thought I was done about a couple months ago. But then had issues with Radon Gas and white mold downstairs that needed to be taken care of. Then the roof was inspected by someone I knew and trusted and it needed replaced and the fireplace needed to be toned down and blend with the room....

A long time and lot of money. I have about 50 grand into this renovation.

SO hopefully it will sell and I can move forward without this thing tied around my neck any longer....

I like the new roof and new trim colors that tie it together. I also like the fireplace. I resisted painting it because I liked the natural stone but finally saw the light...

I think it is a great home for somebody.

NOTHING needs to be done literally. Every door, every lockset, every light fixture and ceiling fan are all brand new. Everything in all the bathrooms are brand new. Entry system is about 4 grand alone. Strongest insulated steel door (20 gage steel) you can purchase.

You can literally beat this thing with a hammer and it will laugh at you. You won't even dent it...

So it is very attack resistant and strong and well insulated. I like it.

18 inches of insulation in attic also. 2011 heating and air conditioning and water heater. Heat and water heater are natural gas.

Double pane, double hung windows throughout. New garage door opening system also.

ALL new flooring trough entire house. Everything is brand spanking new.

So it is move in ready for someone to love it. It is a composite deck... Won't rot or decay.

12 foot ceiling height in garage. 9 feet in living areas of house...
