I may as well tell you. It's being listed for $40,500. For a 1950s split-level with 2,000 sq ft finished and an unfinished basement, on 4 beautiful, largely cleared acres, just up the street from town hall, it would be a stunning deal. But it won't qualify for a typical mortgage. Again, I have to wonder why...

I'm assuming that it needs major renovation: New windows, drywall, floors, bathrooms, appliances. Probably drywall repair. Siding. A new roof. But if the place is water-tight, then it is habitable as is and is an awfully good deal. Probably too good of a deal. Unless there's something horribly wrong, someone else will probably outbid us.

The bank is going to remove all the junk in the yard... so the boat won't be part of the package. They as much as said that the place won't be shown until that the yard is cleared. I'm good with that. I didn't see anything there that would interest me - except, possibly, for the shipping compartment (if that's what it is) behind the house, and a Coleman Pop-up camper on the side.

Wonder what kind of shape the Barn is in?

Do they have internet and cable there?

The house does not look in bad shape but I would really check out INSULATION in walls and ATTIC. Living up north that would be one key to keeping energy bills under control, I would check the windows as well. if wind comes through them or around them they need replaced wih better windows. You know the drill.
Find out about the roof and shingles. Age...

There could be a lot more repairs that must be made that would drive the overall costof habiation upward in a hurry..
