The realtor says that because of winter, the bank can't do the cleanup of the property until, probably, April or May, and they aren't even going to show it until the cleanup is done. So we've got time to think this over. I do intend to take a look at it, despite the horrid description.

I've been in / lived in a house that was like this before. In California, I lived in a mansion briefly, guarding it while major renovation was being done. I actually trapped NINE feral cats inside the place. They'd been living in it for months... maybe years. Peacocks were in it too. It was pretty awful. One room's entire ceiling was a fungus, and it took two additional guys to carry that soggy carpet out of the room. So I've been in disgusting places before. I'll see how this place compares. It probably really does need to be gutted. The question to answer would be, how long will it take to make part of the place habitable? Cleanup, new floors, Water, hot water, roof and window leaks sealed, insulation added, heat, electricity, septic. That's the bare minimum that would need to be ready by the end of October. If that's not possible, then I'll keep shopping.
