I don;t think New Hampshire is much better than their neighbor politically. You need all the help you can get there.

I still would not want to heat a structure that large.

Wow. I don't like paying heating the one I got and IT is not BIG. But it's perfct for two people getting older together and having the family in once in a while for visits and meals.

I have become in my older age a window SNOB as well as entry door snob. As my house faces west, I do not like ANY air seeping through or around windows or entry doors or under threshholds. I accomplished that a year or so ago.
Lots of window advertising out there. Object is to sell windows, increase sales for their maker, and convince everyoneof how good they are.
Howerver, as an engineer, I don;t take anyone's word on things. I believe in standardized measured test results and those are done on every residential window from the government.

I bought the windows that had the very least amount of air penetration by a steady wind. They were 7 times better than the second place finisher.

No, they don;t have commercials and advertise. But they are outstanding zero air penetration through the sash's, frames, around the glass or the window installaion itself.

No drafts in this house. Same with the front entry door system. No air coming under it, around it or any other way. With 19 inches of insulation in the attic and all walls and underneath floors, this house is pretty efficient and stays warm with little efort.

IF I shut off the heat pump, it only drops 2 degrees overnight with NO HEAT. That's pretty good.

So, I only use these examples to illustrate why I am a window and door "snob" per se.

Unsure about the winters up where you are and my wife does not like snow of any kind. She would like to be closer to Ribit. I am not fond of humidity, heat, nor fireants so The deep south is not for me. This is a compromise...

Would be privileged to have you as a neighbor....

No, I shouldn't buy it. I'm already spread thin with two properties that don't cash flow. I'm envious of this new house's size (nearly 6,000 sq ft!) and the fact that it's ready to be lived in, but in the long run I'll be happier on my bigger property that will have a 3,000 sq ft MODERN house and a 3,600 sq ft barn/warehouse/garage. My property is more isolated than this one, has a real brook, and has a view that, IMO, is *unsurpassed*.

YOU should buy it!!! I'd love to have an ally here.

I agree with you about the ugly wallpaper. Some of the linoleum is awful too. It's very '70s! But, you know, that kind of thing would not dissuade me from buying. As for it taking a lot to heat the place, I think it comes down to what sort of renovation work the current occupants have done. They've obviously done a lot. Maybe they put in new windows and insulation. If they haven't, then you're right.

I agree with you about the price being cheap. If the forest hasn't been harvested in a while, a lumber company may be willing to pay $75k or more to log it while leaving enough trees that it would still be nice. Many people with forested land do just that to get a little cash and the free roads that logging companies build when they perform their work. I'm sure they can also be instructed to plant new trees.
