No, I shouldn't buy it. I'm already spread thin with two properties that don't cash flow. I'm envious of this new house's size (nearly 6,000 sq ft!) and the fact that it's ready to be lived in, but in the long run I'll be happier on my bigger property that will have a 3,000 sq ft MODERN house and a 3,600 sq ft barn/warehouse/garage. My property is more isolated than this one, has a real brook, and has a view that, IMO, is *unsurpassed*.

YOU should buy it!!! I'd love to have an ally here.

I agree with you about the ugly wallpaper. Some of the linoleum is awful too. It's very '70s! But, you know, that kind of thing would not dissuade me from buying. As for it taking a lot to heat the place, I think it comes down to what sort of renovation work the current occupants have done. They've obviously done a lot. Maybe they put in new windows and insulation. If they haven't, then you're right.

I agree with you about the price being cheap. If the forest hasn't been harvested in a while, a lumber company may be willing to pay $75k or more to log it while leaving enough trees that it would still be nice. Many people with forested land do just that to get a little cash and the free roads that logging companies build when they perform their work. I'm sure they can also be instructed to plant new trees.
