Some unsolicited advice regarding undeveloped land:

Many rural communities require buildable lots to have a certain amount of road frontage if a house is to be built. While it may seem odd that a large lot wouldn't have so much as 100 feet of road, that was the case with our lot. We had to get permission form the town's selectmen, and that involved a lawyer and $$.

If I had to do it over, I would buy an existing home as opposed to building one from scratch. The dollar, time and hassle savings would have been huge.

It's VERY nice to have running water on your lot, but you don't want to have to cross it. Doing so may force you to build a bridge (as opposed to a culvert). Again, $$.

For farming and building, flatter land is better.

Bring a pickaxe and stick it into the soil at various places. If it goes in, you're golden. If it has trouble going in because of rock, it's land that will be hard to till.

While forested land sounds (and is) nice, recognize that it's land you probably won't spend much time on. I value forest because it attracts wildlife and gives me firewood. But it usually also attracts mosquitoes. You really don't want a house nestled in the woods since you'll always have things... sometimes BIG things... falling on your deck and roof.

You might want to ask your neighbors if there are any problems with the well water. Folks a mile down the street from me have had their wells run dry. Meanwhile, my well yields 30+ gallons per minute.
