Don’t want to be out in the middle of nowhere. Like to be close to a town. We’ve given up on being on a lake/water. Don’t want a lot of trees,pasture would be better. Biggest problem is my wife’s not to keen on being up north in the cold. I like New Hampshire. Have a few cousins who have lived there all their lives. And when I was a kid our family had a summer cottage up there.

An unexpected problem we discovered is the local government getting in your way of building what you want. Even if the land is zoned properly the county here may not give you a building permit unless you build a giant house. We want to build a small 750-1000 sq ft house. They want you to build a minimum of 2250 sq ft so they can get more real estate tax.

You haven't said what your land requirements are. Are you looking for isolated? Near to shopping? Lakefront?

NH properties can definitely be found for less than $150k. The first one I checked, on Silent Way in Keene (a beautiful mid-sized college town, pop 23k, not too many miles from me.), has 33 acres for $90k. It's off of Main Street. I'm familiar with that area. It's flat land. The ad says it has municipal water available but I'm sure you could put in a well if that's your preference. It *does* have a road frontage problem. When we bought, we made our purchase offer contingent on our town's selectmen okaying the necessary variance required to build - which they did, no problem.

I've captured a pic of Silent Way, posted below. Ignore the red thumbtack - I don't know where the land is relative to the street, but it's likely one of those wooded lots. (My guess based on the described lack of frontage is the "triangular" lot near the end of the road.) You could probably have the property logged (we're always receiving offers) and earn $15k.

As you can see, it's not in the boondocks. There's a Wal-mart about 5 minutes away. Target and Home Depot are just a little further. Shopping would be easy. Keene has a really nice, modern hospital that's part of the Dartmouth-Hitchcock medical system.

If you want something more remote, prices are generally less but the inconveniences are generally greater.
