So the gals were making themselves at home while it was otherwise occupied, eh? LOL. Women!

But I was right. A lot of work. (The bathroom, not the women, though they are too.)

Sorry guys. I got occupied.

How did we add on using the garage?
The concrete floor in the garage is about two feet lower than the main floor of the house. So there are two steps down . Because of water level in the yard (natural spring at the back and left of our yard) we have a crawl space under the house. The garage floor is lower than the house.

So, to mitigate a building problem I had to elevate the floor by attaching joists to bring it up off the concrete floor but one step lower than the main residence. Obviously we bricked up the garage door opening with the same identical bricks the house has. Everything matches.

Because the main water come into the house and water heater at the back corner of the former garage, that is where the water heater is located. So we have water lines coming off that into the new bath and shower from there.The new elevated floor is fully insulated as is the rebuilt wall from the garage door opening.

It is about a six inch step down from the main house into the sunken family room and second full bath.

As a result of this remodel I now had a bathroom I could use and told my daughters and wife this one was off limits unless I am not using it.

There are six inches of insulation besides the normal board insulation in the walls like the rest of the house.

The installed two windows in the front are the top rated by the US Government official window air tightness testing. The second best windows leak 7 times more than the top rated ones.

I knew there were standardized tests for window air leakage so I looked them up. THOSE are the windows that are in all my openings. The entrance doors are the same.

SO, that is the story behind the small renovation..

I am moving on to the next one now.. Kids are long gone and we have the money. (notice ya don't have much when ya has kids iny er home).

SO, miz micro wants a garage back for the cars. The question is do I run the driveway around the side of house nto the back yard or do we add on to the front and overlap the house as it needs to be two cars plus wide?

I am leaning toward the back of the house next to the patio and have some kind of overhead covering built to walk to the garage without getting rained or snowed on.
